Values and timing have been preoccupying the minds of property owners and Realtors alike since Katrina changed our lives late last summer. The impact of the storm was far reaching beyond our geography as many of our businesses and residents relocated to other cities around the nation, hopefully to bring a piece of New Orleans with them and keep our plight to rebuild fresh in the minds of others.

We have witnessed each property’s resurrection in a unique, individual way as some were heavily insured, others were not. Some owners have yet to remove the ruffled tar paper from the roof of their now blighted asset once thriving until the building next door is crisp with new landscaping and a fresh coat of paint.

What is in store for our future? What is happening to operating expenses across the disciplines of retail, multi family, office and industrial? We will not have the true impact for several months when insurance renewals and modified policies are embedded into the expense category. One thing for sure operating expenses are going to be substantially higher and tenant improvement costs are significantly greater and slower to deliver than ever before. The next wave will be its impact on occupancy costs for tenants in the form of pass throughs and higher base rental rates on new leases and renewals. As this component of a business’s overhead is pushed higher the accountability for higher sales, increased employee production demands and efficiency will accompany this cost of delivering goods and services. In an already flailing area I think that we have been settled back to basics of hard work and human interaction which will ultimately solidify the committed industries and people in the metro area and build a stronger regional community as a whole. Our future is bright and opportunities are plenty for those with the faith and capital to weather the wait!

Colleen has been associated with Corporate Realty since 1992 specializing in the suburban office market. In 1988 she received the highest designation, Certified Commercial Investment Member (CCIM), of the National Association of Realtors and holds the Society of Industrial and Office Realtors designation since 1997. She has held her Louisiana real estate brokers license since 1988.

A native New Orleanian, Colleen began her real estate career in 1985. She holds a Bachelor of Business degree from the University of Texas at Austin, with emphasis in Real Estate and Marketing. She has continued to expand her working knowledge of the real estate industry by completing the education required for both the CCIM and SIOR designations.

Colleen's experience includes the major disciplines of office, retail, industrial and investment property acquisition and dispositions. Her broad knowledge of the real estate market has been advantageous in many of her negotiations whether representing tenants or landlords. Throughout her career, Colleen has taken pride in representing both local and national clients such as Ford Motor Company, Blue Cross/Blue Shield, CNA Insurance, Catlin Inc., Columbia HCA, Ceco Concrete, Hibernia National Bank, LLOG Exploration, LNR Partners and Harcourt Brace.

Colleen has served as past President of the Louisiana/Mississippi CCIM chapter and served as chapter Secretary for 5 years. She has served on the Ethics and Grievances Committee, VOA National Housing Board of Directors and numerous committees to enhance the professionalism and integrity of the industry she serves. Colleen was instrumental in the formation of the annual CCIM/ULI Broker Forecast held each fall. She was elected by membership to a 3-year post as member of the Jefferson Board of Realtors and was a charter member of the Commercial Investment Division of the New Orleans Metropolitan Area Realtors. Colleen has been honored annually for her sales and leasing volume amongst her peers. She remains active with the local Board of Realtors, particularly the Commercial Investment Division, as well as the CCIM Chapter and regional SIOR meetings and conventions.
